The REAL Bulldogs Win on Saturday

If you are a college football fan, then you already know that, on Sat. 9/27, the Fresno State Bulldogs beat UCLA, the Georgia Bulldogs lost to Alabama and the Mississippi State Bulldogs lost to LSU.   The REAL BULLDOGS won.

For a long time, when you said 'Bulldogs' people immediately thought of the University of Georgia.  But not anymore; the Fresno State Bulldogs have taken over as the nation's BULLDOG team.  And not because they beat Rutgers, Toledo, UCLA and lost narrowly to Wisconsin. They are the nation's Bulldogs because they actually promote the mascot.  Georgia doesn't have a bulldog on their helmet, their uniforms or even their fifty yard line.  Apparently, they are more impressed with their big G then the pride of being a bulldog.  Same with the Misses (State), no bulldog logo, no mention of bulldog on their unis, just a big M.  How embarrassing.

Now, if you would like to see a real Bulldog, check out the Fresno State logo below.  Fresno State is passionate and proud about their mascot, in fact there is even rumors of some alumni having the logo tattooed on their shoulders.

Fresno State - America's real BULLDOGS.

Placer County Multifamily Bargain

Great Bones, Oddles of Potential, Strong Current Return, Bargain Pricing... these are the makings of a deal to be made in this market.

Here is 40 Sunrise Ave in Colfax, CA.  A 7-unit complex with Residential Commercial zoning, easy freeway access, short walk to downtown and long history of 100% Occupancy.  Earn an immediate 6+% CAP.  Well below the price per door average for Placer County.

$595,000.

A wooded and nicely treed lot is challenging for photos.  Note the rock work, outdoor patios,

Here is the hair on the deal - the grounds need some work. This picture below show an old fish pond with rock waterfall. With a little vision and hard work, the landscaping could be restored to the beautiful 40's lodge setting this property once offered.  The building is in great shape, a little cosmetics and the buyer of this wonderful property will reap the rewards.

You surely don't find too many multifamily properties at $595,000 with hardwood floors.

Anybody, Anytime, Anywhere - Bulldog Football

All of you true college football fans must have cleared your social schedules for this Saturday evening.  On the under card we have Ohio State visiting USC, should be a great game and a warm up for the headline game,    Wisconsin at the Fresno State Bulldogs.

The same non-BCS Bulldogs that stole the 2008 College World Series are playing one of their biggest home games of the school's history.  With already posting a win over Rutgers and still to play UCLA, this could be the year Pat Hill finally gets into a BCS Bowl game and possibly play for a national championship. I know it's early and even if we can beat Wisconsin, we still have UCLA and Boise St on the road, but there is something special about this team.

Be sure to tune in to ESPN, Sat 9/13, 7:30pm PT, this will be a good game.  If FSU wins, I will have a follow up post on my experience at the game.  If they lose, well... I'll hop onto the USC bandwagon.
